The majority of window and door leaks are caused by a leak up above, by a different faulty window, or an issue with the exterior brickwork, siding, or flashing. Water leaks can also be caused by deficient vapor barriers, glazing, or sealing, the lack of a sill pan, a problem with the installation or manufacturing, or deferred maintenance. It’s also important to ensure that the window drainage isn’t blocked by debris, and that your windows can open and close completely, and lock and unlock properly, so that it is tightly sealed during storms.
In most cases, no, we will not need to remove the window or door. However, this is always a possibility. As always, we will get approval from you before, and we will always do cosmetic repairs to return your house to its pristine, original condition.
Many window and door leaks actually originate from a leak above them. The water travels down through faulty siding, exterior brickwork issues, or missing flashing. We rarely need to remove or replace the window or door to inspect it. If we find a serious manufacturing defect or severe damage during the water intrusion repair phase, we might recommend a replacement, but we always strive for minimally invasive exterior waterproofing solutions first.
We break our process down into distinct phases to ensure accuracy and high-quality results:
Initial Leak Detection: This on-site investigation typically takes between 2 to 8 hours.
Comprehensive Reporting: You receive a detailed Leak Report within approximately 14 business days.
Water Intrusion Repair Phase: Average repairs take 1 to 2 days to complete. Extensive structural work might require a couple of weeks.
Weather Testing: After we complete the repairs, we wait for 3 to 4 weather events to pass. This waiting period proves the leak is fully resolved before we perform cosmetic drywall repairs.

We'll likely open a viewable area (cutting a hole in the wall or ceiling) on the interior where your leak is presenting. This allows us to explore how the leak is behaving in order to find the root cause of the leak.
We don’t work directly with your homeowner’s insurance, but we will work with you if you are getting reimbursed. If you need extra time to figure out the details with your insurance or are waiting for a check from them, we can adjust or pause with you to make the process as smooth as possible.
We stand by our expertise. If the exact same leak reappears after our repair, we will return to repeat the Leak Detection process free of charge. If we find any issues with our workmanship, we will correct them for free. If we discover completely new, contributing factors, we will provide a clear estimate for those additional repairs.
