Reasons for Basement Leaks
No matter the type of home — rowhome, twin, or single-family — Dr. Leaks can help. With decades of experience in construction and leak repair across D.C. and Philly, we’ve seen it all. No basement leak is too mysterious for our team of experts.
Some common basement types we’ve worked on include:

Floor Crack Leaks
A floor crack leak occurs when water seeps through cracks in the floor, often due to underlying structural, plumbing, or groundwater issues. This type of leak is common in basements, concrete slab foundations, and tiled floors.

Gutter and Downpipe Leaks
Gutter and downpipe leaks happen when water escapes instead of draining properly. This can result in damage to your home’s exterior, foundation, and landscaping.

Sump Pump Leaks
A sump pump leak happens when water leaks from the sump pump system instead of being effectively discharged, which can result in basement flooding, structural damage, or mold growth.

Window Well Leaks
A window well is supposed to help water drain, but water can collect in the well and cause leaks. This is due to poor drainage, clogged weeping tiles, or heavy rain. A cracked well or unsealed windows can let moisture seep in, leading to damage in the basement.

Basement Wall Leaks
A basement wall leak happens when water seeps through cracks or weak spots in the foundation. Hydrostatic pressure, poor drainage, or foundation cracks allow water to enter and cause leaks to progress. Leaks can lead to damage, mold, and structural issues without proper repairs.

Let’s face it — leaks are often sneaky and mysterious. But you’re in good hands with the leak experts. No matter what is the root cause of the leak, or where it is, we will get to the bottom of the issue and repair your leak, for good.

FAQs
We don’t work directly with your homeowner’s insurance, but we will work with you if you are getting reimbursed. If you need extra time to figure out the details with your insurance or are waiting for a check from them, we can adjust or pause with you to make the process as smooth as possible.
If the same leak reappears, we will come back to repeat the leak detection process, free of charge. If any issues are found with our workmanship, they will be corrected free of charge. If additional contributing factors are found at the time of the followup Leak Detection those will be presented and an additional estimate for those repairs will be provided. Sometimes a process of elimination is required to resolve all of the leak sources when there is more than one contributing factor in close proximity to others.
The Leak Detection process typically takes between 2-8 hours. You will receive your Leak Report within approximately 14 business days. The leak repair process can vary, though our average repair takes 1-2 days, some extensive repairs may take a couple weeks or more. After repairs have been completed we typically wait for 3-4 weather events that would have traditionally elicited the leak to pass by without event before providing a quote for sealing up the drywall and moving onto the cosmetic repairs.
